This office tenant improvement for an engineering firm in Glendale, California, was conceived in response to a new workplace reality shaped by post-pandemic work habits. The central challenge was to improve workspace efficiency by creating an environment compelling enough for employees to choose the office over working from home, not through obligation, but through experience.

Workplace Strategy

The design reconsiders traditional office hierarchies by prioritizing the best views and most desirable locations for shared work areas and open workstations rather than enclosed executive offices. This shift resulted in bright, engaging spaces that support collaboration, focus, and social interaction, while reinforcing a sense of equity and openness across the workplace.

 

A series of flexible, open zones replaces compartmentalized rooms: a former enclosed library becomes a shared reading area; collaborative workspaces encourage informal exchange; and a generous kitchen and break area functions as both a social hub and a venue for company-wide gatherings and events. These spaces are designed to adapt throughout the day, supporting different modes of work and interaction.

 

Together, these strategies create a workplace that contrasts meaningfully with the home office, fostering presence, collaboration, and engagement — and ultimately contributing to a significant increase in voluntary in-office attendance.

What is TI (Tenant Improvement)

Tenant improvement is the process of adapting an existing commercial space to support a tenant’s specific needs. This may involve changes to layout, finishes, lighting, building systems, accessibility, and code compliance. Rather than starting from the ground up, tenant improvement works within the constraints of an existing building, requiring a careful balance between what is already there, what the tenant needs, and what can be executed clearly and efficiently through construction.

 

Karagozian and Case office takes an entire 18,000 SF floor of this tower, turning the space into 43 individual offices, 20 workstation areas, 4 conference rooms, a food and break area, a reception, reading and lounge areas, and all the necessary supporting spaces such as library, storage, print stations, server room, and bathrooms.
